Stunning triple height conversion

Building 49, Argyll Road, Royal Arsenal, SE18

£240,000 Leasehold

Certainly not an apartment that requires a "padded out" description from us; it's not often we can claim that a property has almost too many features to mention but this is one such example. With over 690sqft. of floor space arranged over two levels, this truly represents all a conversion should be. A mass of exposed brickwork and oak beams, a triple height ceiling, real wood flooring, large sash windows, exposed timbered roof and a substantial loft space. No photo does this property justice; an absolute "must see" proposition.

More Details

Forming the eastern wing of the original Grand Store, Building 49 (Artillery House) is constructed of brick dressed with Purbeck stone and was used to store everything the army required from horse harnesses and entrenching boots to bootlaces, uniforms and tin openers. It survived with relatively little external alteration despite suffering bombardment during both World Wars. Still in use as a warehouse as late as 1967, this, the last conversion to be sold off by the developer remains a firm favorite of many.

Comprising 11 one beds & 24 two beds, each offering a high degree of style and individuality, with an abundance of exposed brick and oak beams, higher than average ceilings and original sash windows.

From the moment you arrive at the large solid oak front door of this apartment, you will appreciate the quality of what you are about to encounter.

With solid wood flooring on both levels, blending perfectly with the original beams and exposed brickwork which form a prominent feature throughout this apartment, a stylish contemporary open plan kitchen, with ceramic flooring and a range of integrated appliances and a cool sandstone tiled bathroom with ultra contemporary fixtures & fittings, you’ll be hard pressed to find any “if only’s” in this one.

The reception area features two large sash windows, which provide a view toward the river and, the galleried bedroom above. The bedroom itself benefits from a generous amount of floor space, an extended ceiling height and ample additional storage in the open loft space above.

Internal dimensions would be misleading due to the irregular shape of the rooms; wide angled gimmickry aside, mere words and pictures fail to convey how good this apartment is.

For a change, “internal viewing is highly recommended” really does apply.

Area

A riverside development spanning 76 acres, The Royal Arsenal is a former munitions factory & storage facility with a history dating back to 1671, that is being tastefully transformed to provide a blend of converted & new build residential properties, together with a central open space, bars, restaurants and an hotel.

Beautifully landscaped, the builder has taken great care to create a development that is a pleasure to live in, rather than yet another sterile 'stack of boxes'. It retains a real sense of community yet retains a high degree of peace and tranquillity, away from the 'big smoke'.

Situated east of Greenwich, adjacent to Woolwich Town Centre (offering an array of main street shopping, including Marks & Spencer, Sainsbury's and, a vibrant street market) the development is easily reached by road & rail. The station is no more than a short stroll away, which provides direct (main line) access to the City (London Bridge / Cannon Street) in as little as 20 minutes and the West End (Charing X) in 30 minutes.

The daily commute has improved even further, with the recent opening of a new DLR station (adjacent to the mainline) at Woolwich which provides access to London City Airport in 5 minutes and Canary Wharf & Stratford in under 20 minutes.

As far as leisure is concerned, a short ride in a cab will take you to nearby Blackheath, Greenwich or, the O2 - where you will be spoilt for choice in terms of food, drink and nightlife.

As an alternative to the train or car, the Thames Clipper riverbus service docks immediately adjacent to the development and provides additional links with The O2, Greenwich, Canary Wharf, Tower Bridge, Blackfriars, The Southbank (Tate Modern) and beyond.
